As we know its important to reasearch your chosen area and get to know it back to front.
My question is more along the lines of reasearching the expected sales prices. The agent can tell me what he likes but I dont
ever take that for gospel. I have been reasearching the area and looking at the amounts houses are selling for but unless you can find an exact match its all guess work?
How do you determine the expected sale price ?

If you're prepared to pay a little (it only costs $39.95 per property, or an ongoing fee if you sign up on an ongoing plan) - RP Data or Residex or Pricefinder are great.
Onthehouse.com.au is ok as a free tool but I have found that the data is patchy and a few prices have been off the resulting sales price. If you're looking for an overall area research tool, onthehouse should be fine.
Thanks Chris , I just find as you say to many holes as most Agents dont report their sales prices and finding similar properties such as mine has been difficult. May look into RP data in this instance as the profit margin is tight as tight can be. Regards Simone.
Many brokers have access to RP Data so you may be able to get RP Data reports for free if you have a good relationship with your broker :).
Other free sites are http://house.ksou.cn/ and the sold setion of realestate.com.au - http://www.realestate.com.au/sold
I put my address into both of these and the correct details come up.

how does anyone research population amounts? unemployment levels in a particular area? I will start this the ABS but I thought if anyone has any insights this would be greatly appreciated
and in response to the question, I am a mortgage broker and yes there is plenty of resource out there to access sold data, as soon as you start looking you will find a wealth of informaiton, the more you pay the better result system you will get, obviously!, Investar, RP data, and as a broker I have access to the Gvt Land data sites also.

I don't know if you've looked further into the ABS data available for population, unemployment etc. But if you go to this link:http://www.abs.gov.au/websitedbs/censushome.nsf/home/data?opendocument&n... it will take you to a section of their website where you can get a report that will give you all this information and much more! There are two searches, Quick Stats or Community Profile (which is very detailed) and you can search for any postcode you like. Of course it is based on the census, so the latest info they have is 2011, but I can't imagine you would find anything more up to date than this.

I have probably said this before, but before I sold my last property, I tracked every sale and went to nearly all the open inspections in my suburb for three months or so, as I did want some agent spinning me a line about the likely price I would get when I sold before I signed on. I ended up knowing more about the reasons for the prices houses went for than the agents did, and was able to be comfortable with the price pitched for my property. It was a good feeling knowing I had that info rock solid. I will do the same level of research next time I buy, once I have narrowed in on an area.
