I am looking forward to being a part of this journey. I am home sick without a voice, so I am making the most of quiet time to start my investing education. I haven't really invested before, just played around a bit. I have got two properties as well as my own home. I have both of these properties rented, one is negatively geared and one positive. I don't think we have our finances structured properly, so this will be my first goal. I live in Williamstown and I am the Director of my own company, Enhance Solutions, which is based in South Melbourne. I am looking forward to being a part of a learning community and see this as an exciting adventure.

Hi All!
We live on a cattle property near Clermont in Central Qld. I am really interested in securing our financial future to cope with the ups and downs of the agricultural industry. We currently own 2 houses - one in Gladstone and one at Pimpama. The one at Pimpama is an NRAS home and is currently positivley geared. The Gladstone home is negatively geared - we will be looking to sell this home in the next 2 years.
I am really excited about undertaking this journey and see it as a wonderful opportunity to develop my skills.

Hi to everyone, Im Cory im 23 ive been working in karratha in wa for the past year. The wages are awesome but u are away from home for 4weeks at a time and then only get 1 week R&R.So while I love the money, im getting into property investing to hopefully over the next 10-15 yrs replace my salary that i am currently getting so I can still be financially free but also be at home more offen. I only have one investment property which is positive after tax that i own with my partner. After completing this training im hopeing that i can break into property investing with focus and confidence in reaching my goal.Im looking forward to what is yet to come.

Hi my name is Karen and I live in Karratha Western Australia. I currently have 2 properties both positively geared. I bought my first property when I was 19 so have been interested in property for ... a long time! My partner (Mike) and I own a bookshop which I sold some properties to get into about 5 years ago. My partner works in the mining industry while I manage our bookshop. Havng had a number of properties and then laying dormat for the last few years while I concentrate on the shop, I am getting back into active investing and am kickstarting this with this course. One of the things I hope to achieve is to encourage my 2 stepsons and nieces and nephews to invest in properties.
We were at this years conference with some friends and found it really good. I mention this because it's extremely helpful to have friends doing similar things that you can talk to or keep each other on track. Whilst we all bought different things at the conference or are doing different things toward financial freedom it is good to have those like minded people around, so if you didn't go to the conference seriously consider it next year.
Anyway thanks to the Property Investing Team but especially thanks to Steve for taking the time and effort to put the course together. I know your time is very precious!!

My name is Georgia (although everyone calls me Gina). My husband and I are in our 'twilight' working years, hoping to retire in the next 5-10 years.
We have several properties all but one of which is positively geared. The negative one was our very first and has been quite a drain on the purse strings for several years but we were holding on in the hope that it would appreciate.......if only we knew then what we know now!
I am doing this course as a way to 'upsize' our retirement but also to pass on learnings to our two children who are now starting out in the big wide world of employment.
Looking forward to sharing with you all - seems like we have quite a diverse group so talking and sharing will be one of the other benefits of doing a course like this.

I'm Cheryl and live in Tweed Heads NSW. I too am heading into my 'twilight' years and looking to retire very soon. I have 6 IP's in Australia and am currently in Memphis looking for my 5th property over here. I'm doing the course because I know I have done so many wrong things, amongst my right things, with my investments, and I know I can continue to learn.
I did a lot of reading before heading over here but look forward to really 'hitting the books' when I get back. Today I am off to Graceland, tomorrow going to a college football game and to Beale Street to listen to some music. In between I will be using some of those investing.com priniples to - hopefully - find another property......

My name is Bev and I live in Kensington (Melb). I jokingly refer to our home as Kensington Palace. I've had two investment properties in the past which did not prove to be profitable, mainly due to my inexperience and taking advice from non investors. Since then I've left property investing alone. That's all going to change now with this course. My goal is to build up an investment portfolio that will see me able to give up working for an employer and concentrate on things that light up my life. Between myself and my husband (2nd) we have 7 adult children who are all looking towards property investment and ownership. It is also my intention in completing this course to be able to offer guidance to our children in their investment endeavours. There is the possibility of a few JV's with them as well.
This is going to be a great adventure with you all.

My name is Jenny, 31yo doctor with a husband who also shares the passion for financial freedom, and two fabulously cheeky boys 5yo & 1yo.
We currently have 4 properties purchased over the last 5 years. We've been mostly relying on the generic growth, only doing repairs/updates as requested by tenants. Hence, all the properties started out negatively geared, then through series of rental increases, became cashflow neutral or slightly positively geared.
I'm really impressed to see that so many people are able to have positively geared properties!!! I've found that incredibly difficult to achieve while maintaing an LVR of 80%(without the passage of a good few years). I guess that's what I'm here for! to learn how to do what previously seemed impossible!

Well done for completing Charpter One. You will find the assessment to the modules in the Resource Library.
The course outline on this website is for those who have not enrolled and would like information about what is in the course. To help you with planning your study time, perhaps use the contents page in your manual along with the Self Study Questions - Session 1 on Page 1-13. These will assist in time allocation.

Thanks for your advice. I didn't know that the course assessment and its detail was in the Resource Library. I was expecting the course outline from Course Outline tab, I have delayed my studying time quite long waiting for this. Anyway, so generally we have in total 5 assessments for 5 modules, we don't have the deadline for each assessments, however all of them need to be finished and passed within 12 months course period. Please advise if this is correct.
Another question is can you please also confirm the duration of the course, I know I did enrol for the course sometime in Jun when I went to 3 day Mega Conference in Sydney, yet I am not sure when the course officially started and finished. It would be greatly appreciated if you can inform me these detail.

Yes for the Nationally Recognised Property Investor Training course you are enrolled in, there are 5 modules and 5 assessments. To obtain the Statement of Attainment, you have 18 months to complete the course, from the date the agreement was signed.

Hi all, what a diverse group. My name is Dean and I only got my pack today and was surprised to read people are at different stages already.
My partner Rachel and I have purchased three properties in the past 8 weeks. We have finished the renovation work on one and we are currently negotiating the lease with a potential tenant right now. I love the fact he wants me to furnish it for him so looking at a possible 13% ROI. Not a bad first start. The second is already facing delays and issues and I still do not have posession yet, so working close with the solicitor. The third, which is a our first major renovation job, came in $30k over our estimate so we already having to find priorities to cut out. We are still aiming to achieve a 75% CoCR over the 4 month renovation window so it will be interesting to see how this pans out as we do the course.
We currently have our first development project on the table that we are assessing and trying to negotiate favourable settlement terms. This will be exciting as it incorporates a sub division, a renovation and flip and then a Duplex development on the remaining land. I am really looking forward to this one.
Looking forward to hearing about other experiences that people have been through to resolve potential problems in the future.

Hi all. I'm Peter, 44 years old, father of two youngs boys (4 and 3), living on the Gold Coast QLD. Together with my partner we have been investing in Property for 17 months now. In that time we have acquired
- 2 Student units on Gold Coast (near new teaching hospital - being built) (Neutral)
- 2 Houses (on sub-dividable blocks) in Gladstone (Negative)
- and about 10 houses in the USA (Positive)
Portfolio is 100% funded by debt !!
I have been educating myself now for about 2 years and thought it was about time i got a thorough grounding in Property Investing. Happily most of what i have learnt to date has confirmed my previous thinking - so am hoping i am not to far of the track. During the period of self-education i have come to appreciate Steves straight shooting no-nonsense style of educating, and certainly see him as a trusted advisor. So much so i have parted with precious dollars in recognition of his skill and expertise as an educator.
Interested to meet up with others to discuss property investing - in the flesh, or on the forum. If any of the other Gladstone property owners can reccomend a good property manager i would certainly like to know. Mine drives me insane!! Regularly.

Hi, I'm Tim. Dad to Jack and Husband to Katie. I'm 32 and a Management Consultant by trade (lodestonepartners.com). Education wise I have a bachelor degree and 10 from 12 subjects towards an MBA - wasn't keen to get into 'formal study' ever again, but this is different... We've got three properties, 2 in East Vic Park, Perth WA and 1 in Narrabeen, Northern Beach Sydney (all neg geared) and we're currently looking to buy our 'family home' (bub #2 on the way - due in Apr 12). I want to get financial freedom as I define it. Property seems like the way to go. Have been looking for a vehicle for wealth, property stacks up well and Steve's approach is aligned to my thinking. My name is Tony and I am a high school teacher from Perth, WA. My wife and I attended Steve's Market Update meeting in Perth on 2 Nov. We have three children (18 yrs to 25 yrs). Apart from our own home, we have two rental properties (one positively and one negatively geared) and a residential block (neutrally geared) on lease as a car park in a display home village. I'm Claire (32, living in Mont Albert, Melbourne) and I've just signed up - went to the Melbourne market update 10 days ago and picked up my folder today (it's quite heavy!!).
I'm an occupational therapist, and I work in brain injury rehabilitation almost full time. Also doing my masters via research so having to pinch myself to let the reality sink in that I'm signed up for more study!
My husband and I don't own any property...yet. I'm glad to have so much experience in this forum to learn from but also glad I'm not the only newbie!
We came across Steve through a guy at our church who used to be his partner and have read and been very impressed by his books. Although I'm feeling a bit daunted, I'm also really excited. I love my work but I would really like to create the financial freedom for my husband and I to not have to work.
we don't have any kids yet, no debt and quite a bit in savings/shares, so we're in a good place to start but have been sceptical to take the plunge due to lack of experience and the volatility of world financial and property markets over the last few years.

Hi my name is Donny, and my wife and I plus+ 3 and 2 yr old bought our first house 7 yrs ago and its on the market again for only 30K more than we bought it for......ahhh yes fairly dissapointing. Were in the market for a new home in an area that will hopefully serve us better and that we can vaule add too. We recently sold some land which we had held for 12 years whcih did much better. that we hope to use that money to kick start and fund an investment property. looking forwared to the next 12 months.

I'm from cairns and live here with my wonderful partner and our spoilt dog. We are only new to investing and started last year with a plan to renovate 6 houses over 3 years to hopefully give us enough capital to buy a property out of town. But the more we read and talk to people, the more we learn what to do and what NOT to do and that we need to be smart about it. I work in admin and Piet is a builder. we have nearly finished our first Queenslander and have learnt so much from it.
