I have done a basic feso on a Brisbane based property which is a simple land sub divide into 2, build 2 houses on the blocks and then sell type deal.
It appears that there's a rough 15-20% in the deal by looking at the PriceFinder data in the surrounding streets. Calculating out the psqm build rates and psqm land values it looks possible.
I'll use my time and experience to organise it it all with the other investors incomes giving the cashflow evidence for the bank to issue the loan.

Dion, what's the return on just the subdivision without the house package complication (which increases risk and timeline)?
